Leisure Bear Mobile Home Park is situated on a 19-acre property, positioned to the east of Veterans Park and Big Bear Community Church. The ownership of this property has been in the hands of the Bear Valley Mutual Water Company for a significant number of years. On November 1, 2021, the City of Big Bear Lake entered into a lease with the Bear Valley Mutual Water Company to operate and control the land that includes Leisure Bear Mobile Home Park. The ground lease has a duration of 99 years, with an option for an additional extension of up to thirty years. This ground lease became officially effective on August 1, 2022.
The City is taking on the management of Leisure Bear Mobile Home Park and is committed to collaborating with residents to improve the quality of their housing.
The City holds controlling interest in the property, overseeing all ongoing maintenance, operational activities, and potential future development opportunities.
The City hired Caritas Corporation to provide mobile home park management expertise for Leisure Bear Park. Caritas is a nonprofit organization dedicated to affordable housing and manages over twenty mobile home parks across California. As Caritas has taken over the day-to-day management of the mobile home park, they have brought in substantial resources from Birtcher Anderson & Davis, a prominent property management company with extensive experience across various real estate sectors. Birtcher Anderson & Davis offers management services for most of Caritas’ mobile home parks and boasts a strong background in mobile home park management and development.
